The Fractional Difference

So what is shared ownership or fractional ownership?  Is it a timeshare?  Is this a new thing?

Though this is not a new idea, it does seem to be more prevalent abroad than in the states.  Industry professionals are working hard to expose more Americans to the idea of shared ownership vs. timeshare ownership options.

A fractional ownership is simply another form of property ownership.  You can own a "fraction" of a home, or a plane, or any real property and share the expense of the ownership and upkeep.  There are even a few places to exchange destinations with other fractional owners.

Shared property ownership is available as a fractional interest, a private residence or a destination club where you buy a membership.

It might sound a little like a timeshare at first but it really is different.  You are sharing a property, but usually in much larger chunks of time than in a timeshare... where you might buy a week or two of vacation time.  A fractional ownership might be two or three months out of the year and is sold as a "fraction",hence the name fractional... perhaps 1/10th or 1/6th of a property that you actually own.

Fractional properties are less resort living and more of a high end second home or vacation home.  The owner buys what they can use, they get high end quality and exclusivity and it offers equity without the head ache of maintenance.  A sweet deal for the owner that wants a second home that won't sit empty the rest of the year!
