Prevention is preferable when it comes to aging, of course the hands of time cannot be stopped completely but good maintenance practices can delay some of the inevitable. A proactive plan to replace outdated plumbing or electrical components, along with a prevention plan for erosion and mold issues, will result in happy owners and resort longevity.

What is a Reserve Management Plan?
The Reserve Management Plan (RMP) or Reserve Study (RS) is a document that is created for the management company and association of any shared ownership property, such as; resorts, timeshares, fractional properties, condominiums and condo hotels. The RMP establishes a schedule by which funding for maintenance, refurbishment, repair and replacement of common area components are achieved and provides assurance that funding to maintain the property will be available when needed.
Based on the funding needs that are documented in a good RMP or RS, reserve accounts are established and maintained to hold the funds for replacement of assets and any long-term ordeferred maintenance that the association is responsible for.

FARROW Launches new ADA Certification

John Farrow of FARROW Commercial Construction is excited to announce the launch of their new organization, ADAF Inc. and the new website, ADAFriendly.org. ADAF addresses an industry need as well as John’s personal passion for those with different abilities.
It is their vision to be instrumental in the endeavor to grant access for guests with different abilities. To that end, ADAF offers a sensitivity training program for hospitality professionals and an accessibility rating system with a certification process for industry lodging.
ADAF will act as an educational resource for ADA compliance; as they offer training and a rating system for lodging, within the industry, that is both ADA compliant and friendly.

To understand the process of rebranding and repositioning for enhanced value, let’s first look at what branding and rebranding is.
- Your brand is the overall umbrella for your company activities, including and defining; its vision, values, personality, positioning and image. It is creating unique identities and positions for your products or services, which distinguishes you from your competitors.
- A strong brand is the face of your business strategy and is about building and then maintaining strong perceptions in the minds of customers, which takes time and resources to establish.
- It is built by what your company does, how you do it and with whom you forge important relationships.
Although it is only a part of the branding process, your company name and logo is your point of recognition for the consumer. A vast array of communication media has made it increasingly more difficult but consistent identity and message, is crucial to effective branding.

Social media is sweeping our nation, is it here to stay or will it have its day and then fad from glory… like our old friend, the eight track tape?
According to industry expert Sree Sreenivasan, cofounder of DNAinfo.com and a journalism instructor at Columbia University, social media is here to stay. Sree was a keynote speaker at the 2010 Vacation Ownership Investment Conference (VOIC) in Orlando Florida, where he talked about the future of this new business tool.
“We are at the infancy of a great revolution,” proclaimed Sree, “harness the public attention with social media or else get left behind.” Sree believes that social media must become an integral part of any marketing plan as we move forward in this age of technology.

What is an Insurance Valuation?
An Insurance Valuation (sometimes called an insurance appraisal) provides a third party, unbiased valuation of the property’s replacement cost for insurance purposes.
This valuation report is designed to be used as a guide to assist the board members and their insurance agent in determining the proper amount of insurance coverage. (It is not to be confused with a real estate appraisal which gives a fair market value price of the property which includes the land value)
The study should include the following elements in a clear, easily understood format:
- Statement of terms and conditions
- Report definitions for clarification
- Summery of total values of the complex
- Values of each structure
- Insurance exclusions that apply
- Depreciation values

A Reserve Management Plan or Reserve Study, commonly called a RMP or RS, is a physical and financial analysis of assets within a common interest (CID) or shared ownership development; such as a timeshare resort, fractional property, condominium complex or condo hotel. Depending on the type of association that governs the property and the association’s declaration or by-laws, reserve analysis and funding requirements vary. Requirements for the establishment of association reserve accounts also vary from state to state, so it is a good idea to check with your state about the statutes.
The Reserve Plan or Study is simply a tool used by associations and management companies to determine what will be needed to repair and maintain the property. Reserve accounts are established and maintained to hold funds for the long-term or deferred maintenance and replacement of any assets that the associations is responsible for.

A Different Kind of Hero

Hero’s come in many forms; some are returning from abroad, where they put themselves in harm’s way to protect our freedoms and others are simply making a difference in the lives of those around them.
This past year, during the 2010 Veterans Day holiday, many of us took the time to stop and pay tribute to the soldiers currently serving our country and those who have previously served… we owe them a debt of gratitude.
While at the 2010 WIN (Women in the Industry) conference in Myrtle Beach SC, I learned about a non-profit organization called Scents of Soldiers and an extraordinary group of employees at the Harbour Lights Resort – a BlueGreen Resort – where the conference was held.
